Build a studio home of the rectangular dimensions 20ft x 30ft and 9 to 11 feet high. The building would include a full 8x5 ft bathroom at the far corner with the kitchen counters and sink along one side of the structure and a sliding glass door just beyond the end of the kitchen counter. You can have ample windows installed and a 2-ton mini-split air conditioner. This configuration allows for a comfortable living space and accommodations and will also hold a 3/4 ton truck (or an SUV) and a 22 ft boat and trailer when you are not there. The bed, couch (futons work great) and dining table and chairs, TV, end tables and coffee table can be place around the truck and boat for storage. When you are visiting your property, park the truck and boat in the yard/driveway and arrange the furniture for your use while there.

Keep Costs Low with New House Construction
Construction cost has dropped to $72 per square foot of new construction due to the favorable exchange rate (as of this writing the exchange rate is $15 pesos to the US dollar, increasing the purchasing power of the US dollar by 36% since last year at this time). Existing residential dwellings in the 500 to 900 sq ft range are not new and most are owned and occupied by local Mexican residents. Their homes are rarely listed with local real estate agents as locals tend not to move, and they are very "lived in". When that rare local resident does list their property for sale, they ask exorbitant prices that are not logical considering the cost of the land and the cost of construction. Real estate agents encourage overpricing as that increases their commission and supports the other overpriced listed properties. It is much cheaper to buy the land and then have the home built. Plus, you get to dictate the exact layout, dwelling location and floor plan.
