Resort Homes in La Paz are Too Expensive !
There are several a large resorts in La Paz with five star hotel ratings and surrounding condos and some free standing La Paz houses. Only some of these properties are in the town of La Paz. Sometimes you have to taxi miles from the airport, about 5 to 10 miles away from the main city...not walking distance and expensive taxi fares. These properties are all priced very high. If you are on a budget of $100,000 to $180,000, you won't be able to get even a condo, let alone a free standing house in La paz. Remember that buying into a La Paz resort requires a minimum of $300,000 for a miniscule cookie cutter condo and a monthly association fee of $200 to $400 for life. However, if you were to have Baja-Lots locate a very reasonably priced lot in La Paz about 4 miles from downtown La Paz and very close to the water, or in Loreto just a mile from downtown Loreto and the marina (Baja-Lots is offering six such lots in Loreto), you can have Baja-Lots do the construction to build a house to suit very economically.
$130,000 La Paz Home from Baja-Lots
For example, a new 2 bedroom, 1 bath house with a living room and a dining room in an open floor plan(about 900 sq. ft.) with plenty of windows and a sliding glass door opening to the back yard would cost about $70,000 to $120,000 to build depending on the upgrades and amenities. A residential La Paz lot of 5,000 sq ft would cost about $15,000 to $20,000 US. The neighborhoods that Baja-Lots will locate residential real estate lots and homes in La Paz are exclusively in close-by suburban neighborhoods of La Paz, close to the water (1/8 to 1/4 of a mile) and close to the international airport. Residential lots in La Paz through Baja-Lots are in the size range of 5,000 sq ft to 17,000 sq ft from $15,000 to $70,000 US. By the way, how long does it take to drive 4 miles to downtown La Paz? About 8 to 10 minutes. Top
Excellent Value and a solid record of appreciation
Baja-Lots locates La Paz real estate properties only in specific neighborhoods where the lots in La Paz have city services such as under ground plumbed water and sewer, and above ground electricity and telephone service. You won't find this in very many places in the Baja. Having these features will make all the difference in the world. Baja-Lots steers its clients to buy properties that have these modern advantages. Many Americans have made the mistake of buying properties where the price "seemed" right, but without these amenities, you could be very uncomfortable and your resale value will just not be there. Over the last three years, real estate in La Paz has risen over 200% in value. Many places have risen much more.

Four bedroom home on a 7,000 sq ft lot, 2-1/4 miles from the airport, 4-1/4 miles from downtown La Paz, 1/5 mile from the beach. $110,000 in 2008.
The real estate boom has just started in La Paz.
strThe boom in real estate has come late to La Paz compared to Loreto and Cabo San Lucas. This is a good thing for those foreigners who want to buy or build a home here. While La Paz is a much better known city than Loreto (La Paz is the capital city of the Baja), tourism is not as prominent as one would think. Resort investment in residential real estate in La Paz is on a larger scale than in Loreto because of its larger size, but, comparatively speaking, the real estate frenzy is just starting. Believe it or not, La Paz has the highest per capita income in all of Mexico. The flat terrain and greater beach access, the infrastructure, the excellent availability of all goods and services, makes La Paz an excellent location to have Baja-Lots locate really great residential lots and fixer upper homes in La Paz at economical prices. But, the good news is, it is just beginning. Five years ago, there were no resorts to speak of and hardly noticeable foreign investment in real estate. There were no new hotels. All that has changed, for the most part, in the last three years. More improvements are fast on the way. Top
Baja-Lots is in the business of finding residential La Paz real estate lots and fixer upper houses in La Paz for its clients at bargain prices, and if a client wants us to the work, we will do the construction to either build from the ground up or do the construction required to refurbish a fixer upper house to American standards. Right now, the Baja, specifically Loreto and La Paz, foreigners, Americans and Canadians are buying residential real estate and realizing triple-digit appreciation. La Paz real estate land and lots are going fast and the influx of American investment, especially for second homes and for retirement purposes.
Double-digit appreciation
Now is the prime time to get La Paz real estate and residential lots and have Baja-Lots perform a residential lot or fixer upper home finding search for you so that you can build you a home from the ground up or have us find a fixer upper house at a bargain price in La Paz, now more than ever because, in La Paz, it is still early. I have seen growth and discovery in other Mexican cities. The normal progession is, once a town is discovered as a residential hot spot, the real estate takes on a "global" pricing structure. You see, if enough people from the US, Paris, or Montreal, or Germany, Japan, Italy, London, Belgium or Spain become aware of the town as a place of interest, the price very rapidly will be bid up to the level that like properties are priced at in their neck of the woods. Great values are still available through Baja-Lots because we locate off-the-market residential La Paz lots and fixer upper houses only offered privately by local long-time residents. The frenzy is just starting in La Paz. t happened to Cabo 5 years ago, it's happening to Loreto now. Why do you think the construction of large resorts started within the last 5 years and not ever before now? What do you think the prices will be 5 years in a developed beach town with tropical weather and fantastic, unbelievably good fishing? The best rate of return on investment in real estate is when the investor buys early in the investment cycle. La Paz is in the early stages now. The proof is in the fact that large scale investment by big resort developers has only recently started.

The malecon during the day.
Right now is the ground floor for an opportunity to acquire property and to build your Baja getaway house. In ten years from now, your dream home will be worth at least 500% more. Over the last 5 years, La Paz land values have increased about 400%. Five years from now, prices will be very high indeed. Top
Close to town, close to the water.
In the neighborhoods approximately 4 miles from downtown La Paz but still just 1/4 mile from the beach, the houses are not close together like they are downtown. You can get plenty of peace and quiet and privacy if you want it. It definitely has a slightly rural feel to it compared to Southern California beach property. Keep in mind that we are talking about only a five minute drive from downtown. If you buy a place in the city, you will definitely feel like you are in a "city". If you buy a place 4 miles away from downtown, you don't feel like you are in a "city". In a community and in the neighborhood yes, but not in a city. Top

At night from the steps of Los Arcos Hotel
La Paz Vs Loreto
La Paz is a fully developed city. It has an infrastructure. Downtown La Paz, which starts at the beach, has a big shopping district with plenty of first rate restaurants, bistros, and coffee shops...even sushi bars. You can take excellent walks from the beach boardwalk (malecon in Spanish) directly into the downtown shopping district. All the government agencies have offices in La Paz. In fact, Loreto professionals have to go to La Paz frequently to do required filings for various legal matters, including all immigration (Mexican visas) requirements and real estate purchase and sale closings. La Paz has many great big shopping centers, dozens of big super markets, a very modern and large movie theater complex, several universities, several major hospital facilities, lots of police, a performing arts theater, a fantastic beach boardwalk that goes on for miles, a first class marina with fantastic waterfront restaurants (want seafood? go to Bismarks on the malecon), MacDonald's and Burger King, plenty of hotels (my favorite is Los Arcos two blocks from the Marina right on the bay). Many different banks have multiple branches here (open Saturdays, too), big lumber and construction materials outlets and big hardware stores, and plenty of law firms. La Paz has over 13 Notarios, Loreto has two (no real estate agencies in Loreto use their two Notarios, they all go to La Paz instead). Something that La Paz has that Loreto doesn't have much of are furniture and appliance stores. La Paz has plenty of them.
La Paz is really spread out. Why not, the residential and metropolitan areas are flat and not bounded by close mountains, plus, there are miles and miles of accessable beaches. The road system is very good. You can get to anywhere from anywhere. La Paz is definitely a metropolis. On the down side (maybe not), La Paz is over 900 miles south of the US border. It is definitely a three day drive from San Diego. Top

The malecon at night.
An interesting thing about this Sea of Cortez beach town (located on the east side of the Baja Peninsula) is that the sun sets over the water, to the west. How's that, you say? Well, La Paz is on the southern cusp of a big almost-enclosed bay where this cusp curves counter-clockwise westward toward the Baja Peninsula itself almost closing the mouth of the bay. That's where La Paz is. When you look out over the bay, you are actually looking westward. When I first figured this out, I felt like I was in the "Bizarro World". Top
