If you were to have Baja-Lots locate a very reasonably priced unlisted residential Loreto lot at least 1 Km from downtown Loreto or 2 Km from the water (Baja-Lots is offering six such lots), you can have Baja-Lots build your house in Loreto. For example, a new two bedroom, 1 bath house with a living room and a dining room in an open floor plan (about 900 sq. ft.) with plenty of windows and a sliding glass door opening to the back yard would cost about $70,000 to $120,000 for the construction depending on the upgrades and amenities. These neighborhoods are spread-out with new construction proceeding at a pretty good clip at this time. Homes in Loreto can be very affordable. Houses in Loreto can be acquired on a modest budget. By the way, how long does it take to drive 1 to 2 Km? About 4 to 6 minutes.
Development in Loreto
By contrast, there is a big Mexican real estate resort in Loreto with a five star hotel and surrounding condos and some free standing houses. These houses and condos are not in the town of Loreto but are on the other side of the airport, about 5 miles away from the main city...not walking distance. These Loreto properties, houses and condos, are all priced very high. If you are on a budget of under $300,000, you won't be able to get most Loreto properties, even a condo, let alone a free standing house. Also, in town, at or near the beach, the Loreto homes start at $500,000 for a 900 sq. ft older house. The residential Baja Loreto lots that are one to three blocks from the water start at $450 per square meter. Our Loreto lot finding service locates very reasonably priced residential Baja lots, most with city services of underground sewer and water, and overhead phone and electrical lines, plus paved streets with concrete sidewalks.
Excellent Value and a solid record of value appreciation.
Loreto houses need not cost over $130,000 US. However, it is recommended that, locating properties in Loreto in a subdivision like the subdivision that my lots are located in, you will find city services are provided such as under ground plumbed water and sewer, above ground electricity and telephone service, and paved streets and concrete sidewalks. You won't find this in very many places in the Baja. Having these features will make all the difference in the world. Baja-Lots encourages its clients using our services for locating properties in Baja Loreto to buy Baja properties that have these modern advantages. Many Americans have made the mistake of locating properties in Baja Loreto and buying Loreto real estate where the price "seemed" right, but without these amenities, you could be very uncomfortable and your resale value will just not be there. Over the last three years, real estate in Loreto has risen over 300% in value. Many places have risen 500%. This is not an exageration. Top
Now is the prime time to get property in Loreto
Current construction activity one block from my lotsThe real estate boom is just beginning in Loreto. Loreto has just recently been discovered. The town was ignored and passed over by foreigners for decades. Only a few of us foreigners (fishermen and divers, primarily) knew about it. Not any more. But, the good news is, it is just beginning for Baja properties and residential Loreto real estate lots. Five years ago, there was only one bank, no hospital, no Marina,no golf course, no tennis courts, no five star hotel, no street lights, no new hotels. All that has changed, for the most part, in the last one and a half years alone. More improvements are on the way. Just you wait, 'enry 'iggins, just you wait!
Other coastal Mexican cities are more expensive
I have seen the discovery and growth in other Mexican cities such Cabo San Lucas, Mazatlan, Acapulco, Ixtapa, Cancun, and Puerto Vallarta. The normal progession is, once a town is discovered by the world, the real estate takes on a "global" pricing structure. You see, as people from the US, Paris, Montreal, Germany, Japan, Italy, London, Belgium or Spain become aware of a pristine and unspoiled coastline town, the price very rapidly will be bid up to the level that like properties are priced at in their neck of the woods. That is why Loreto real estate has gone up so much recently. However, great values are still available, but that won't be the case for ever. People are not stupid and everyone pays close attention to prices. It happened to other Baja properties in Cabo 5 years ago, it's happening to Loreto and La Paz now. Why do you think the construction of large resorts started within the last 5 years and not ever before now? What do you think the prices will be in 5 years? Top
Different people have discovered the Baja.
As recently as five years ago, I rarely heard any other languages around Loreto besides English and Spanish. Now, walking down the street and in restaurants, you hear German, Japanese, French, Dutch, Italian, Portugese, Australian and British accented English, and crisp Spanish from South American countries and Spain. Personally, I like the international ambience. Everybody is always in a good mood.
Baja-Lots is in the business of finding properties in Baja Loreto such as lots and fixer upper houses for its clients at bargain prices, and if a client wants us to do the work, we will do the construction to either build from the ground up or do the construction required to refurbish a fixer upper house. Right now, for Baja properties, specifically Loreto and La Paz, foreigners, Americans and Canadians are buying property and realizing triple-digit appreciation. Land and lots are going fast because of the influx of American and Canadian investment, especially for second homes and retirement homes.
Right now is moment to get in on the ground floor of an opportunity to acquire Baja properties and to build a house at bargain prices. Locating properties in Loreto is a service provided by Baja-Lots that saves travel time and up to 50% on the purchase price. In ten years from now, your dream home will be worth at least 500% more. Over the last 3 years, Loreto land values have increased 300%. The town is just now starting to invest in its own infrastructure and building is going on at a crazy pace. Five years from now, prices will be very high indeed. Top
Peaceful Neighborhoods in Loreto.
In the newer areas of Loreto, like the neighborhood where my lots are located, the houses are not close together like they are downtown. You can get plenty of peace and quiet and privacy if you want it. It definitely has a slightly rural feel to it the farther from downtown you get. Keep in mind that we are talking about only blocks away from downtown. La Paz is more developed as a city. If you buy a place in the city of La Paz, you will definitely feel like you are in a "city". If you buy a place 10 blocks away from downtown Loreto, you don't feel like you are in a "city". In a community and in the neighborhood yes, but not in a city. 10 blocks from downtown La Paz, you are still in the concrete City of La Paz. Top
